About our total real estate support

Throughout our three offices in Malaysia and also in Tokyo, we provide our clients with total support for buying, renting, managing and selling properties.
In addition, our sister company, Tropical Resort Lifestyle Sdn Bhd, also provides MM2H visa/permanent residency and study abroad support for children.
For corporate clients, we also provide support for business expansion and finding local stores, offices, and residences.

Our service contents related to rental transactions

Service Contents

  1. Property Selection (for all types of properties in Kuala Lumpur, Penang and Johor) We will help you to find and select the properties that best suit your needs.
  2. Arranging for a property inspection attended by our staff.
    We will arrange the property inspection based on your choice, and our staff will take you to the properties by company car.
    (Note 1)
    Kindly fill out and submit our designated survey form regarding your desired property and conditions in advance.
    (Note 2)
    Kindly contact us a few days in advance to make an appointment for the property inspection date. You will need to make an appointment in advance. The arrangement of the viewing properties might be difficult to do on Saturdays, Sundays and Malaysian national holidays depending on the Landlords' schedules.
  3. Property booking and signing of the Tenancy Agreement ("TA")
    We will negotiate the terms and conditions with the landlord according to your request.
    We will negotiate the terms of conditions of TA so that the owner or tenant won't be disadvantaged and we will explain the summary of TA in advance.
  4. Move-in
    We will hand over the keys to the tenant, attend and witness during move-in, and check for any defects.
    We will accompany you to the management office and assist you with the move-in procedures.
  5. Follow-up after move-in
    We will follow up with the landlord to settle the first-month utility bills on a pro-rated basis and to resolve any problems found after move-in. (The period of the support may vary depending on our company support’s contract contents)
  6. Support for the termination of TA and the renewal of TA
    We provide support for the collection of the security deposit and attendance support during returning back the property upon TA expired.
    We also support for the negotiations with landlords about the rental and other terms and conditions at the time of renewal of TA.

Precautions for rental transactions

  1. Generally, there are many properties with defects, and it is necessary to check the possible defects in advance.
  2. At the time of termination of TA, There are sometimes disputes that happen between the tenants and the landlords on the refund of the security deposit and the restoration to original state of the unit
  3. There are some cases where the owners’ responses are different after move-in.
    The personality of the landlords is also important.
  4. For house rental, it is common to rent a owned unit separately from an individual landlord. Even in the same condominium, the unit’s interior and rental are all different.

The differences between local property agents and our company

  1. We will take you to the properties of your choice by company car.
    → The local agents, usually will meet up at the property location.
  2. We will check the quality of the property and the profile of the landlord.
  3. We will provide follow-up support even after you have moved in (additional charges may be incurred depending on the support contract)
    → Local agents rarely provide follow-up support after the key is handed over.
  4. We will be between the tenants and the landlords and will support you from beginning to end, so we will charge the above fee, especially if you need our support for one year.
    → In most cases, local agents do not charge the tenants any fees, but on the contrary, sufficient support may not be provided.
  5. Malaysian properties usually do not have good finishing, so we will inspect the unit,repair the defects and prepare for the property to be tenantable before move-in.
  6. We will also provide support at the tie of the termination of TA.
